INSPECTIONS AND SPECIAL SERVICES
A. Field Inspection: Done at the location of the property and consists of a thorough examination of the exterior yards, grounds, garage area or building, and exterior and interior of building (or house). Utilities, built-in appliances, crawl-unders, roofs, and many other items (too numerous to list here) are included in the inspection. For a complete list of items inspected, call us for a faxed copy of the report cover sheet.
B. On Site Review: After the inspection, the inspector verbally reviews the findings with the involved parties. The inspector will be able to answer questions at this time. We recommend and encourage the buyer to try to be present at the inspection, especially during this review time.
C. Copy and Delivery: The field report is returned to the office. The noted items are listed in a summary for easy review. Details and additional write-ups are added as necessary. Three copies are provided and delivered to the buyer or to the agent’s office, as arranged before or during the inspection. Inspection reports can also be viewed online or sent by email.
D. Special Services: We offer, by appointment, the following types of service, which can be called consultation appointments. All of these services must be related to the physical house or property. They can occur at our office or at the property in question.
1. Consultation about the physical inspection reports and their significance (ours or others).
2. Consultation about disputed items of the house or yards and grounds.
3. Consultation for expert witness.
CONSULTING CHARGES:
Minimum fee is $100.00. This includes one hour of time. Hourly rate after the first hour is $50.00 per hour. Field research and write-up is at $50.00 per hour rate.
